Booking & General

How do I book a service?

You can book via the website form or by phone: 647-886-8121 (Chinese) / 647-712-5070 (English). Your appointment is confirmed when we confirm it with you—by phone or in writing (email or message).

What areas do you serve?

We primarily serve the Greater Toronto Area (GTA). Extended travel outside our primary zone may include a $50 travel fee.

What languages do you support?

Cantonese, Mandarin, and English. You can choose your preferred language on the booking form.

Do you charge HST?

Yes. Prices on the website are in CAD and exclude HST (13%), unless stated otherwise.

Home Staging

What is home staging?

Home staging prepares a property so it shows well to buyers—decluttering guidance, furniture placement, styling, and presentation—so listings look warmer and more market-ready.

Do you rent furniture?

No. We do not provide furniture & décor rental. Our focus is staging consultation and presentation strategy for your listing.

Is consultation free?

Yes. Free consultation is available—use the website form or call us to schedule.

Real Estate Photography

What photography packages do you offer?

Standard HDR from $150 (HDR photos, high-resolution delivery, typically within 24 hours, basic post-processing). Premium HDR + Flambient from $250 (40+ photos with flambient interiors, advanced post-processing options).

What add-ons are available?

Fixed add-ons include twilight +$100, rush delivery +$75, priority booking (under 24 hours) +$60, weekend/after-hours +$75, virtual staging +$75 per image, paid parking +$20, extended travel +$50, return visit +$100. Size surcharges: +$100 for about 2,000–3,000 sq ft, +$200 for about 3,000–4,500 sq ft; 4,500+ or luxury estates require a custom quote.

How should the property be prepared for the shoot?

Please arrange access, turn on lights, open blinds where appropriate, tidy surfaces, put away personal items (for example family photos, personal documents, medications, and valuables), and secure pets. Incomplete prep or failed access may incur a return visit fee of $100.

How fast will I receive photos?

Standard delivery is typically within 24 hours. Rush delivery (+$75) is available when schedule allows.

Cancellation, Access & Payment

What is your cancellation policy?

Please give as much notice as possible. Cancellation within 24 hours of the appointment may be charged up to the full session fee, especially for twilight or rush slots. Details are confirmed when we book with you by phone or in writing.

When is payment due?

Payment terms are stated on your confirmation or invoice. Late payment may delay file delivery or future bookings.

How do you handle my personal information?

We collect only what we need to quote and deliver services, and we do not sell personal information. See our Privacy Policy and Data Security pages.

Can I leave a review?

Yes. On the homepage reviews section you can rate 0–5 stars and note whether you are a homeowner or real estate agent.
