1. Agreement

By using our website or requesting services, you agree to these Terms and our Privacy Policy.

2. Services

We provide home staging, real estate photography, and related consultation in the GTA. Website packages and prices are starting guides in Canadian dollars and exclude HST, unless stated otherwise.

3. Quotes and fees

Final fees depend on property type and size, access and parking, location/travel, selected package, and add-ons. Published fees (including square-footage surcharges, parking $20, extended travel $50, return visit $100, twilight $100, rush delivery $75, priority booking $60, weekend/after-hours $75, virtual staging $75 per image) are fixed guide rates for typical jobs. The price confirmed in writing before the appointment governs.

4. Booking requests

Submitting a form is a request only. A job is confirmed when we accept it in writing. We may decline or reschedule for availability, safety, access, or weather (especially exterior/twilight work).

5. Client responsibilities

You confirm authority to allow access. You must arrange access, disclose hazards, secure valuables and pets, and ensure the property is reasonably ready. Delays from access or unreadiness may incur wait-time or return-visit fees.

6. Parking, travel, and access

Paid parking is $20 flat (or at cost if higher with receipt). Extended travel outside our primary GTA zone is $50. Failed access or incomplete prep requiring a second visit is $100.

7. Cancellation and rescheduling

Please give as much notice as possible. Late cancellation within 24 hours of the appointment (or as stated in your confirmation) may be charged up to the full session fee, especially for reserved twilight or rush slots. Weather-related exterior postponements will be rescheduled when practicable.

8. Delivery and revisions

Standard photography delivery is typically within 24 hours unless rush service ($75) is purchased. Minor reasonable revisions may be included; extensive re-edits or a re-shoot may be quoted separately.

9. Payment

Payment terms will be stated on the invoice or confirmation. Prices are in CAD; HST applies where required. Late payment may pause delivery of files or future bookings.

10. Intellectual property

Unless otherwise agreed in writing, we retain copyright in our photographs. You receive a licence to use delivered images for marketing the specific property listing. Broader commercial use requires our written permission.

11. Reviews and website content

Reviews you submit may be displayed on our site. Unlawful or infringing content is prohibited.

12. Acceptable use

No unauthorized access to admin areas, scraping, spam, or misuse of the website.

13. Disclaimers

We do not guarantee sale price, days on market, or uninterrupted website availability.

14. Limitation of liability

To the maximum extent permitted by Ontario and Canadian law, we are not liable for indirect or consequential damages. Our aggregate liability related to a project is limited to the fees paid for that project (or CAD $100 if none were paid), except where the law does not allow limitation.

15. Governing law

Laws of Ontario and applicable federal laws of Canada. Courts of Ontario (Toronto) have jurisdiction, subject to mandatory consumer protections.

16. Changes

We may update these Terms by posting a new version on the website.
